We are reluctantly selling our house in Collerosso, near Rieti, Italy. We have owned the property for more than twenty years and have enjoyed it immensely. It is a stone-built house in a very small village in a lovely unspoilt mountainous area. In spite of being in such a rural area, the village is only an hour and fifteen minutes from Rome by car, and about ten minutes from a beautiful lake "Lago del Salto". The village is 800m above sea level and the house keeps nice and cool in summer.
There is cross-country skiing and horse riding at Pian di Rascino and ski resorts at Terminillo (near Rieti) and Campo Felice (near L’Aquila).
The Adriatic coast with its beautiful beaches is one and a half hours away.
The house consists of:
Entrance gate, steps and terrace (5.2m x 3.1m) leading to front door opening into:
Kitchen/living room (5.1m x4.6m) with a solid fuel Rayburn-style stove and an open fireplace
Down steps to:
Big bedroom (4.5m x 3.9m) on lower ground floor with high ceiling and mezzanine storage area above
From kitchen/living room:
Bathroom (2.2m x 2.4m)
Steps down leading to storage area, cellar (4.7m x 4.1m) and wood store (2.2m x 2.1m). Door opening into garden
Garden (70 sq m approx.) Garden not registered in Land Registry and appears to have been part of the old village before the 1915 earthquake. It is inaccessible to anyone else, has been fenced for 24 years to keep our dog in, and has been in exclusive use by our house probably since the earthquake. Our neighbours have also unofficially 'gained' their garden in the same way. These anomalies often happen in rural Italy!

The house has not been decorated for a while and will benefit from some DIY work - nothing serious. There is no central heating - we use individual gas heaters, the wood-burning stove and the open fire when necessary. Electricity, telephone, water and mains drainage are all connected.
