The house:
This house is HUGE!!! a total of 10 rooms plus a 100m2 barn ready to be converted and rebuilt. There is a space which was a kitchen but no internal bathroom is yet installed but this is easy to install and several rooms are perfect for a bathroom. The house has an internal staircase and is interlinked. It consists of one main house which is in a very stable condition and the roof is actually almost perfect. To the left of the main house is 2 other parts which need a lot more work to make them livable but equally they are stable and of brick and stone built.

The Sales Process:
For a foreigner to own a property in Bulgaria it is necessary to register the property under a Bulgarian LTD company, it is very easy to form a Bulgarian company and we can assist you with this if you have not already formed a company. The cost for us to form your company is £350.00 and you do not have to be in Bulgaria for us to be able to form the company for you.
Upon the end of the auction we will require a 25% deposit which can be paid into our UK Sterling or Bulgarian Leva account, this must be paid within 48 hours after the auctions close. The balance of the sale must be paid within 7 days from the close of the auction and again this can be paid in Sterling or Leva. We will provide the winning bidder with a full receipt which will contain the instructions for payment. The above payment terms are fixed and must be kept to without any excuses.
I can confirm that all paperwork, deeds etc are up to date and in order and that we are the sole legal owners of this property, all to often in Bulgaria properties can have many owners and this can cause problems and delays to the sales process so to confirm we are the sole legal owners and everything is in order with the properties paperwork.
You will not have to be present in Bulgaria to complete this sale as we can perform this for you with a specific power of attorney, with this document we can create your new Bulgarian company, transfer the house to the company, and also if you do not plan to visit Bulgaria and are purchasing as a long term investment then we can also manage your company for you paying bills, submitting tax returns, and generally upkeeping the company and its responsibilities. We can offer this service for approximately £150 per year which includes all the taxes and bills for one year assuming the property is not occupied. Its very popular now for investors in Bulgarian properties to operate like this and we have great experience in managing this on your behalf.
If you plan to be present to create your company then please allow 7-10 days for this process, although it can be achieved much quicker we have learnt that 7-10 days is a much more feasible timescale. Upon receiving the full balance of payment for the property we will then prepare the documents required to finalise the sale, this process can take around 7 days so please also allow for this. If you intend to be present we can assist with hotels, airport transfers and generally make your stay comfortable.
