 A solidly built modern home with three bedrooms, two bathrooms, balcony, solarium and small well stocked garden.   Constructed by a local builder, only 21 of these have been built making them exclusive and sought after.

GROUND FLOOR

Entrance through a sturdy wood front door with multi barrelled double lock and spy hole, into a lounge/dining room, with a window to the front looking onto the balcony.

The lounge/diner is well fitted with continental style electrical sockets, telephone, TV and radio sockets.   Each area has its own ceiling lighting.   There are also switches alongside the front entrance which control the exterior lighting.   Fitted display and storage cupboards, a matching breakfast bar with inbuilt over lighting and shelves are an outstanding feature and provide a break to the American style kitchen area.   The floor is tiled to provide an attractive finish throughout.  (380cm x 485cm max approx) 

The kitchen is fitted with storage cupboards above and below the marble work top.   The work top has an inset stainless steel sink and drainer with a chrome mixer tap.   Also inset is an electric ceramic hob with an electric oven/grill/spit below.   Undercover lighting compliments the main overhead light as well as lighting built into the cooker hood with a two stage fan that extracts out through the solarium on the roof.   There are also dedicated spaces for a fridge and washing machine/dish washer.   The floor is tiled to provide easy cleaning.   (310cm x 200cm max approx)

To the left of the kitchen through an opaque door is a shelved utility area.   The electric boiler is attached to the wall and there is space and plumbing for a washing machine/dish washer.   There is also a fitted sink. A tiled floor with drain makes cleaning easy.   The area has been covered in and has an overhead security grill fitted.   A further security door grill is also fitted and a bulkhead light completes the usefulness of this area.

Through the arched lobby from the lounge are two main bedrooms and a bathroom.   There is a fitted over head light in the lobby.   To the left is the master bedroom.   A very large fitted wardrobe with mirrored sliding glass doors provides an aura of spaciousness and light from the window opposite.   An over head light is fitted which can be switched from the door or from each side of the bed.   Further telephone, TV and electric sockets are also fitted to provide maximum facilities for the owner.  (255cm x 378cm max approx, including the fitted wardrobe)

Immediately opposite the arch is the second bedroom.   This also has a fitted wardrobe with tinted glass mirrored sliding doors.   An overhead light is controlled from the door or beside the bed.   There are also ample electric sockets fitted around the room.   The tiled floor matches the rest of the ground floor, (excluding the bathroom).   (285cm x 307 max approx, including the fitted wardrobe)

The door to the right leads to the bathroom.   The furniture includes a hand basin, set into a marble topped fitted cupboard.   A large well lit mirror is over the hand basin.   A toilet, bidet and bath with shower attachment complete the furniture. The bathroom is fully tiled with contrasting floor and wall tiles.   A fitted ceiling light and an extra electric socket complete the thoughtful layout of the bathroom.


FIRST FLOOR 

From the lounge/dining room, marble stairs to the first floor lead to a small upper landing with doors off to a further bedroom, bathroom and the roof solarium.   All rooms are floored with easy clean matching tiles.   There is lighting at the bottom and top of the stairs.   The master circuit breakers are boxed into the wall at the bottom of the stairs and the air conditioning unit is also fitted here to provide maximum comfort.

At the top, the right hand door is for the guest bedroom which has a built in wardrobe similar to those downstairs.   A ceiling light is fitted with switches at the door and beside the beds.   Ample electric sockets are also fitted.   Two windows make this a light and airy room.   (247cm x 414cm max approx, including the fitted wardrobe)

Adjacent to the guest room is the ensuite bathroom which is fitted to the same standard as downstairs.   Sliding doors have been fitted to the bath. Electric sockets, overhead light and window complete this functional and smart bathroom.

The final door leads out to the roof top solarium.   The door is very solid and is fitted with bolts as well as an extra security lock.   In the interest of safety, this door opens outwards.   The solarium is suitable for sunbathing or partying.   Outside lights provide evening and security lighting.   There is also an electric socket an outside tap and a cold water shower.   The whole area is tiled for convenience. There is a view of the Mediterranean where it is possible to see cruise ships etc heading up and down this busy sea.

 

EXTERNAL

The house is reached along a private and tiled walkway which is gated and lit at night time.   Each house in the walkway (five in all) has an individual gate which can also be locked.   No2E/18 is at the very end of the walkway with a gate leading into the property either to the entrance door or down to the ‘L’ shaped garden.   The garden is about 3.5 metres above the road ensuring privacy but providing an open aspect.   Palm trees, bougainvillea and a lemon tree are sited adjacent to the railing above the road side.   Other shrubs and a small pond compete with each other to provide shade and colour.   At one end of the garden a small stone seat nestles under a palm to provide shade.   Beneath the balcony, a large stone table and matching bench seats allow the family to entertain outdoors in comfort.   The whole garden has been covered with plastic sheeting, gravel and various stones to keep the weeds at bay and create a Mediterranean feel.   A complete irrigation system with an adjustable water timer is installed to ensure that all the plants receive water throughout the year.   An outside tap and an electric socket are also fitted.

The balcony is large enough to either just sit or to dine outside.   A further electric point and external light with attractive white balusters complete the Spanish effect.

 

GENERAL

All windows are UPVC on alloy and are fitted with steel security grills.   Each has sliding sections which can be removed from the inside to make cleaning very easy.   External walls are finished with a maintenance free coating and are in keeping with the locale.

All electric circuits are protected with circuit breakers and the voltage is 220v.   The air-conditioning filters and cools the air and can be adjusted down to 18°c in the summer months and provides warm air heating when needed during the short winter.

The house is connected to mains water, electric, sewage and telephone.

A Sky satellite dish is fitted and wired to the lounge and via a separate LNB, to the guest bedroom.

There is no formal urbanisation and the only neighbourhood charge is a contribution of approximately €12.00 per annum towards the cost of the external walkway lighting.

This home is furnished, suitable either as a permanent home for immediate occupation or as an investment for long term or holiday letting.

 

LOCALE

About 350 metres above sea level, Blue Hills is a quiet residential area about a ½ hour from the popular town of Torrevieja.   Local shops, bars and banks are a short distance away within walking distance and a modern supermarket just a little further away.   There are hardware stores, smart restaurants for all tastes; all within 10 – 15 minutes drive.   For those who like golf, there are three clubs within 15 minutes drive and for boating enthusiasts, no less than 6 marinas between Torrevieja and Cartegena.   There are also pet kennels to cater for cats and dogs whilst owners travel away.

Further away, Alicante, Orihuela, Murcia and Cartegena as well as being fine shopping centres are also full of history from the dawn of time to recent times.   In the Costa Blanca there is something for everyone whatever the taste.

The main coast road is 15 minutes away as is the motorway which connects with the rest of Europe.   Every town and village holds an impressive number of fiestas throughout the year with local and national history being very well depicted by enthusiastic young and old alike.

Low cost air fares from many airports within the UK to either Alicante (1 hour from the house) or Murcia (30 minutes from the house) make this part of Spain very accessible.   For those who prefer to travel by car, Bilbao or Santander shipping ports are about 7 hours drive and the motorway network stretching across Europe is less than 20 minutes distant.
